Stop scrolling. Start seeing homes that actually fit.

The problem with searching alone

The house app shows you everything. That's the problem.

Most buyers I meet have already spent weeks on the apps. They've saved forty homes, toured six, and still feel no closer. The apps aren't wrong — they're just indifferent. They don't know that "3 bedrooms" really means a home office for you, or that the "great price" on the North side backs up to a rail line.

A good search isn't about seeing more homes. It's about seeing the right ten — fast, before someone else does — and knowing which three are worth your Saturday.

That's what I do. I listen for what you mean, not just what you type, then I watch the market for you.

Washington or Idaho?

The state line is 20 minutes away. The differences are bigger.

Plenty of buyers here weigh both sides. Because I'm licensed in both, you get one agent and a straight comparison.

Washington side

  • No state income tax on wages
  • Higher sales tax than Idaho
  • Spokane metro jobs, hospitals and universities close by
  • Ranges from historic city homes to rural acreage
vs.

Idaho side

  • State income tax applies
  • Lower sales tax than Washington
  • Lakes, trails and fast-growing North Idaho towns
  • Many newer-construction neighborhoods

Where you work, commute and shop changes the math. Talk to a tax professional for your situation — I'll help with the housing side.

Buyer questions

Good questions to ask before you start.

Not to start — but it helps. A pre-approval tells us your real budget and makes your offer stronger. I'm happy to introduce you to local lenders, and you're free to choose any lender you like.

You'll sign a written buyer agreement before we tour homes, so everything is clear up front. Compensation is negotiable, and in many cases it can be paid by the seller or through a concession. I'll walk you through the options on our first call.

Yes. As an Army National Guard veteran, I understand VA loans from both sides and can help you structure offers that compete while protecting your benefit.

Yes. I'm licensed in both states and help buyers across Spokane County and Kootenai County, including Coeur d'Alene, Post Falls and Hayden.

Sometimes. Your MLS alerts go out as soon as homes are listed, and I also hear about coming-soon and off-market opportunities through my agent network.

Not at all. Early is the best time — we can set your search, learn the market together and have you ready to move when the right home appears. No pressure, ever.
