For House Flippers · Spokane & Coeur d’Alene

Find it. Fund it. Flip it. Sell it.

One agent for the whole life of the deal — from the off-market lead to the closing table on the resale. I invest in flips myself, so I underwrite your deal the way I’d underwrite mine.

Why flippers call me first

Most flips are won or lost before you ever sign the offer.

Ask a seasoned flipper where a deal went sideways and the story rarely starts at the closing table. It starts on the walkthrough — the sagging beam nobody priced, the ARV borrowed from a comp two neighborhoods over, the “quick” permit that took eleven weeks.

I learned to read a job site long before I learned to read a CMA. Eight years in the Army National Guard as a horizontal construction engineer taught me to see a project as a sequence of costs and timelines, not a Pinterest board. Now I pair that with daily MLS data across two states.

The result: you walk into every deal knowing your maximum offer, your rehab scope, your money, and your exit — before you commit a dollar.

What you get working with me

  • Off-market & MLS deal flow — including the ugly ones other agents skip.
  • Honest ARV & rehab estimates — comps you can defend to a lender.
  • My private-money network — lenders who understand flips and move fast.
  • Vetted contractors & stagers — people I’d put on my own projects.
  • A listing strategy for the resale — so your exit is planned on day one.
The Flip Playbook

Five stages. One point of contact.

Most investors juggle an agent, a lender, a contractor and a listing agent who’ve never met each other. Here, the handoffs are already built.

Find

Off-market leads, estate sales, stale listings and MLS alerts filtered to your buy box.

Underwrite

ARV from true comps, a line-item rehab estimate, and your maximum allowable offer.

Fund

Introductions to private money lenders who close on a flipper’s timeline, not a bank’s.

Build

Trusted contractors and a scope focused on what Inland NW buyers actually pay for.

Sell

Pricing, staging and marketing to move the finished flip fast — and protect your margin.

Where I work

Two states. One border. A lot of opportunity in between.

Spokane and Coeur d’Alene are 30 miles apart and behave like two different markets — different buyers, different price points, different rules. Being licensed on both sides of the state line means you can chase the best deal, not the closest one.

What I hunt for

Dated, not doomed

Solid bones hiding behind 1978 carpet and a brass-everything kitchen.

Estate & inherited homes

Families who value a clean, quick, as-is sale over top dollar.

Stale listings

Homes that sat too long, priced for yesterday, with sellers ready to talk.

Value-add layouts

Unfinished basements, extra lot space and bedrooms hiding in plain sight.

Flipper FAQ

Yes. First flips are where a second set of eyes matters most. We’ll walk through your budget, your risk tolerance and a realistic rehab scope before you make an offer, so your first project teaches you something besides how much a surprise foundation repair costs.

I combine MLS alerts built around your buy box with off-market leads from my network — estate situations, tired landlords and homes that never made it to market. Not every lead is a deal, but I’ll tell you honestly which ones are.

Yes. I work with private and hard money lenders who understand fix-and-flip projects in Spokane and North Idaho. Terms vary by lender, experience and deal, so I’ll introduce you to the ones that fit your project and let you compare.

A quick screening rule: your maximum offer should be about 70% of the after-repair value, minus repair costs. On a $400,000 ARV with $50,000 of work, that’s $230,000. It’s a starting filter, not gospel — financing costs, hold time and local selling costs all matter, which is why the analyzer above runs the full math.

That’s the idea. Because I helped underwrite the deal, I already know the finishes, the target buyer and the price we’re aiming for. The resale plan starts on day one, not the week the painters leave.

Yes — I’m licensed in both states and work across Spokane County and Kootenai County, including Coeur d’Alene, Post Falls and Hayden.
