Buy the numbers, not the paint.
A fresh kitchen sells a house. Rent, vacancy, and financing decide whether it pays you. I help rental investors find properties that cash-flow on day one and keep building wealth long after.
I've taken the 2 a.m. call about the water heater.
Most agents can tell you what a house is worth. Fewer can tell you what it will rent for, how long it will sit empty, and what the first year of repairs will quietly cost you. I learned those answers the expensive way: as a landlord here in Spokane and managing rentals from out of state.
Today I bring that landlord's eye to every deal, from pricing market rent and planning tenant placement to connecting you with trusted property managers if you'd rather stay hands-off.
What I run on every property before you write an offer
No guesswork, no glossy brochures. Just the numbers that decide whether a rental builds wealth or drains it.
Market Rent Estimate
Real rent comps for the specific neighborhood, bed/bath count, and condition, not a website's automated guess.
Cash Flow & Returns
Cap rate, cash-on-cash return, and monthly cash flow with vacancy, maintenance, and management built in.
Financing Strategy
Conventional, DSCR, or private capital. I look at deals from the lender's side too, so your structure fits your plan.
Tenant Placement Plan
What tenant profile the property attracts, realistic time-to-lease, and how to screen with confidence.
Repair & CapEx Reality Check
Roof, HVAC, sewer line, water heater. I flag the big-ticket items before they become your surprise.
WA vs. ID Strategy
Licensed on both sides of the state line, I help you weigh how landlord rules, taxes, and demand differ between Spokane and Kootenai County.
Quick rental cash-flow calculator
Plug in a property you're eyeing. If the number at the right makes you nervous, let's talk before you make an offer.
Assumes a 30-year fixed loan; closing costs not included. Default values are placeholders for illustration, not a quote or current market data. Every property deserves a real analysis.
From first conversation to first rent check

We define your goal: cash flow, appreciation, or both, plus your budget, timeline, and how hands-on you want to be.
Targeted Search
I filter the market for properties that fit your numbers, including off-market and investor-friendly opportunities.
Underwrite & Negotiate
Every contender gets a full rent and expense analysis. We write offers built on data, not emotion.
Close & Lease Up
I guide you through closing and connect you with trusted property managers, contractors, and lenders.

Rental investor FAQ
Is Spokane or Coeur d'Alene better for rental investing?
It depends on your goal. The two markets differ in price points, rent levels, landlord-tenant rules, and tax treatment. Because I'm licensed in both Washington and Idaho, we can compare real properties side by side and pick the market that fits your numbers.
How do you estimate what a property will rent for?
I pull recently leased comparables for similar homes in the same area and adjust for size, condition, and amenities. Then I pressure-test it with what local property managers are actually seeing.
I don't want to manage tenants. Can I still invest?
Absolutely. Many of my clients are hands-off. I'll connect you with trusted property managers and factor their fees into the analysis before you buy, so the numbers still work.
Can you help if I live out of state?
Yes. I've owned and managed rentals from out of state myself. I'll handle showings by video, give you candid on-the-ground reports, and coordinate inspections and closing.
What financing options work for rentals?
Common paths include conventional investment loans, DSCR loans that qualify on the property's rent, and private capital for value-add deals. I'll introduce you to lenders who understand investors.
Let's make your next property pay you back.
Tell me your goals and budget. I'll send you properties worth your time, and tell you honestly which ones aren't.
